I was attacked by the property manager’s dog - Dierra Deboe. And upper management failed to take action against her. Unfortunately, my experience living at Green House Short North was extremely disappointing. What ultimately led me to leave this review was a series of incidents that made me feel unsupported and unsafe as a resident. During my tenancy, I experienced an incident involving the property manager’s dog that I found very concerning. I was also subjected to behavior from construction workers that I experienced as harassing while extensive construction was taking place on the property. Rather than feeling that my concerns were taken seriously, I left conversations with management feeling dismissed and that my experience was minimized. The ongoing construction lasted far longer than expected and significantly impacted daily life with persistent noise, disruption, and limited communication. Despite paying luxury-level rent, the living experience fell well below what was advertised. The building itself has potential and the location is excellent, but good amenities cannot make up for feeling unheard when serious concerns are raised. Residents deserve prompt communication,

I was really excited to move into Green House Short North. The property, amenities, and overall resident experience presented on social media and during the leasing process made it seem like a premium community worth the premium price. Unfortunately, my experience has proven otherwise. The property has experienced ongoing issues related to exterior construction and repairs throughout my lease. While I understand that severe weather and unexpected events can happen, the resident impact has been substantial. In December, I personally witnessed large exterior panels blowing off the building and striking an electrical pole, which then caught fire near the property. It was a genuinely frightening experience and raised concerns about safety around the building. Since then, residents have dealt with months of construction activity, noise, debris, and disruptions throughout common areas. I’ve repeatedly encountered screws and construction debris in elevators and around the property. The most frustrating aspect has been the continued lack of access to several amenities that were heavily marketed during the leasing process. Writing an anonymous review as a current tenant to prevent retaliation. Green House has been crusin' for a brusin' and people interested in moving here should read the truth instead of fake 5 star reviews. CONS: 1. Outrageous Energy Billing: The property owner has decided to use NEP as their sole provider. NEP is a submetering company, which is illegal in most states, but not Ohio because conservatives want to keep the monopoly going. What submetering companies do is buy energy in bulk (at a discount), then charge a markup to captive audiences (e.g., apartment complexes, which give you no choice and often have a financial interest in the submetering company). You sign your lease not knowing you're being gouged with extra fees that often go right in the pockets of the leasing company. Also, submetering companies provide no additional services that are not already provided by companies like AEP. You're paying extra for literally nothing, and they are NOT regulated by PUCO. I travel for work, have been out of my apartment for multiple weeks, and come back to a bill over $350!!! How is that possible? 2. Moving into GreenHouse was by far one of the worst decisions I’ve ever made. It was without a doubt the worst living experience I’ve ever had and if I could give zero stars, I would. When first trying to move in, the communication was terrible. They didnt consistently respond to emails about questions and didn’t answer the phone. I only went through with the lease bc I was in a time crunch and needed a place to stay. They never let residents know when the streets were going to be blocked off, so there were several times that residents were trapped in the neighborhood due to events going on in the city. There were also random instances where the office was closed without notice and residents weren’t informed at all. Most residents are LOUD and entitled. The walls are paper thin and I constantly heard my neighbors flushing their toilets, talking, or screaming at the tv during football season. No one cleans up after themselves. There was a time that someone dropped a pumpkin in the stairwell. Whoever is was didn’t clean it up, and the pumpkin sat there for 4 days before it was finally cleaned up. Every weekend consisted of drunk ppl screaming/running throughout the halls at 2-3am. The

DO NOT LIVE HERE – COLLECTIVE TENANT WARNING Current tenants are issuing this warning: Greenhouse is a masterclass in false advertising. Expect a reality of broken promises, shockingly poor construction, and negligent management, not the "luxury" they sell. Amenity Nightmare & Neglect: The pool was GREEN on Memorial Day after promises it would be open. This sums up Greenhouse: the cold plunge, hot tub, and fire pits were unusable all last year. Brand new patio furniture was left out all winter to be destroyed. The sauna lights are still broken from last summer, and it's apparently never been cleaned – it's filthy. Shoddy, Cheap Construction: This building feels like a rush job on a minimal budget. Expect warped floors, misaligned trim, terrible paint, and dirty baseboards. It's all fake plants and faux wood. Worse, there's ZERO soundproofing – you'll hear every neighbor's sneeze, footstep and conversation. No privacy, no luxury. For Kauffman Development, the poor quality is astounding. Management: Indifferent & Deceptive: Package Theft: A thief operates in the mailroom; management refuses to review security footage despite specific times provided. They simply don't care. Safe
